To put it nice and simple, there is no such thing as an exclusive mortgage lead. Consumers will typically shop around to at least 2 different sources, usually more before being satisfy with a deal.

Don't let any lead companies try to talk you into paying more money for exclusive mortgage leads. It is just human nature to shop around and try to get the best possible deal. Even if you are dealing with one of the reputable lead companies, consumers probably would not have only filled out one application to be contacted. There is a lot of advertising for home loans and refinancing on major media sites such as CNN.com or Yahoo.com. As a consumer, they might stumble upon an advertisement and click to find out more information.

Bottom line, don't bother with buying exclusive mortgage leads, especially in states such as California and Colorado. Mortgage brokers fight like dogs in these hot real estate markets to make their commission.
